If you’ve spent years maintaining, updating, and caring for your property, you’ve already done much of the heavy lifting. That makes my job easier, and I believe you should be rewarded for that effort.
That’s why my listing rates start at $8,500 for homes that are near show-ready: well-maintained, updated, and located in desirable neighbourhoods. These rates generally apply to homes that require minimal preparation before launch and do not typically apply to rural, rental, luxury, or highly complex properties.
Every home is unique. Rather than charging a blanket percentage, I assess your property much like a contractor assesses a project. During our consultation, we’ll walk through your home together, evaluate its condition, discuss your goals, and determine what level of preparation, marketing, and support will be required.
You’ll then receive a fixed, transparent quote for my listing services—no hidden fees, no surprises, and no pressure. If additional preparation, staging, repairs, or marketing efforts are needed, those factors are simply reflected in the quote.
The more work you’ve already done, the more equity you keep.
Note: Buyer’s agent fees (if applicable) are separate and not included in the listing fee.
