​Expect a Transparent Quote, Not a Blanket Percentage

I believe commission should reflect the actual work required to sell your home—not simply its value.

If you’ve spent years maintaining, updating, and caring for your property, you’ve already done much of the heavy lifting. That makes my job easier, and I believe you should be rewarded for that effort.

That’s why my listing rates start at $8,500 for homes that are near show-ready: well-maintained, updated, and located in desirable neighbourhoods. These rates generally apply to homes that require minimal preparation before launch and do not typically apply to rural, rental, luxury, or highly complex properties.

Every home is unique. Rather than charging a blanket percentage, I assess your property much like a contractor assesses a project. During our consultation, we’ll walk through your home together, evaluate its condition, discuss your goals, and determine what level of preparation, marketing, and support will be required.

You’ll then receive a fixed, transparent quote for my listing services—no hidden fees, no surprises, and no pressure. If additional preparation, staging, repairs, or marketing efforts are needed, those factors are simply reflected in the quote.

The more work you’ve already done, the more equity you keep.

Note: Buyer’s agent fees (if applicable) are separate and not included in the listing fee.

Full Transparency: I Quote You Like a Contractor

I build your quote based on three factors:

Capital Investment

For a typical show-ready home, I invest approximately $2,000–$2,500 of my own money in photography, marketing, lockboxes, signage and brokerage fees. If your property requires additional investment, I adjust accordingly.

Time & Effort to Market

Some homes require more hands-on support, including preparation advice, staging coordination, contractor referrals, and extensive client coaching. I’m there every step of the way, but I price according to the level of assistance required.

Expected Time on Market

Luxury homes, properties in less desirable locations, or homes requiring significant repairs may take longer to sell and involve a smaller pool of buyers. I deliberately keep market-time adjustments low. I have full confidence in my strategy to drive demand and secure an efficient sale.
